Home Staging – Is your home ready to hit the market?

When you are ready to list your home, you want it to appeal to the vast majority of potential buyers.  Home staging is so important.  It is a method of styling a home to highlight its features.  You want homebuyers to have the best first impression the minute they walk in the door and be able to imagine themselves living there.  Staging your home can help it sell faster and even increase the home’s value.

So, what can you do to get your home ready for staging?

Here is a list of things that we look for first when viewing a home that’s getting ready to hit the market.

DE-PERSONALIZE

What makes a home a home?  Family photos, heirlooms, toys, sports gear, hobbies, pets etc.  BUT when it comes to selling these are the things that potential buyers will see.  You want the buyers to visualize themselves in the home, not the current owners.  So, it’s time to get some prepacking done and create that blank canvas for the new homeowner.

DE-CLUTTER

Put all the day to day things away.  Space sells, and the goal is to make the home look as spacious as possible.  You want to get down to the basics.  All surfaces should be clutter free.  One or two accessories is all you need.

CLEAN, CLEAN, AND CLEAN (included when you list with the BTeam)

We all know that a clean home is much more desirable than a dirty one.  So, it goes without saying that this would be important to potential buyers.  Also, make sure your home smells clean and fresh.  A good clean will help this but adding air fresheners throughout the home is a good idea too.

PAINT, PATCH & REPAIR (included when you list with the BTeam)

Every home has marks on the walls, even holes or scratches.  Paint that never quite got finished or has peeled overtime etc. That one room you took a chance on and painted burgundy or purple.  BUT buyers expect “move in ready”. They don’t want to be fixing up the walls when they first move in.  Also, neutralizing the paint throughout the home gives the new homeowners a blank slate so they can decide to paint what colours they like if/when choose.

FURNITURE PLACEMENT

It’s amazing how something like furniture placement can affect a room.  You want to make the home feel as open as possible with optimum circulation space around furniture.  Put any “extra” furniture in storage.  Remove any oversized, damaged or pieces that don’t match the rest of the furniture in the room.

LIGHT AND BRIGHT

A sun filled home is inviting.  Open all the curtains and blinds to let in as much natural light as possible.  Also, turn on all the lights and lamps throughout the home.

PICTURE PERFECT

Reality is that buyers have already seen your home online.  This is the first step to getting them in to your home.  Stand in each room and think of it as a picture.  Make sure it looks bright and open, make sure the furniture is arranged in such a way that makes sense in the picture, and lastly make sure the décor is neutral and appealing.

THINK FIRST IMPRESSION

Walk through your home as if it’s the first time.  You want it to smell fresh, be bright, open, cozy and looking it’s very best. Try fresh plants and/or flowers, fresh fruit on the kitchen counter, bake a batch of cookies before a showing so the home smells amazing. Overall, you want it to feel cozy, inviting and spacious.

  • Buyers’ agents said most buyers are willing to offer more money for a staged home compared to one that is similar but not staged.
  • 81% of buyers say home staging makes it easier to visualize the property as their future home.
  • A National Association of Realtors survey found that Staged homes spend half the time on the market than non-staged homes.
  • Once staged, homes spend on overage 73% less time on the market.
  • 32% of buyers are willing to spend 1-5% more of the dollar value on a staged home than a non-staged home.

Why and When to hire an Interior Designer

There seems to be a lot of confusion when it comes to the term “Interior Design/er”.  I want to dedicate this blog to explaining what services Interior Designers can offer to their clients and when it is appropriate to hire an Interior Designer vs. an Interior Decorator.

Interior Designer

Interior Designers are trained to design safe, functional and aesthetically pleasing solutions to interior spaces.  They are able to see a design through the initial floor plan right through to the decorative accents.  Designers not only design spaces, they analyze your requirements, budget and schedule.  They can conceptualize the design and manage the implementation of the entire project.  Interior Designers also ensure that the space complies with all relevant regulations and codes such as Ontario Building Codes and Fire Codes.  This is especially important with commercial design as occupancy, egress and accessibility play a major role in the layout of the space.

Often designers will work hand in hand with Engineers to renovate an existing building or with Engineers and Architects to complete a new build.

Interior Decorator

Interior Decorators focus on selection of colour, finishes/materials and furnishings.  They can also help with furniture layouts and space plans.  Decorators are able to come into a room and make it look great by helping the client decide on style, colour scheme, furniture and accessories.

Decorators are typically used in residential settings and are great at updating spaces.

I usually explain to potential clients that Designers can do the same for you as an architect within the existing exterior walls of the building.  If your project requires moving walls, plumbing, electrical, HVAC, windows and doors, an Interior Designer is the right choice for you.  If you are doing an addition onto an existing building or a new building from the ground up, you will likely need to hire an architect.  If you are looking to improve layout and update your style and décor either a designer or a decorator would be a good choice.

Interior Designers are here to protect the client and ensure that the renovation runs smoothly and the results are not only what they expected but exceeded!  We can also educate our clients on how the design can function better by choosing the right layouts, finishes and furniture for the space.
